Bathroom Renovations in Barrhaven: Fixed Quote, Poly-B Checked

Barrhaven bathrooms by era: Old Barrhaven originals, Longfields Poly-B checks, Stonebridge and Half Moon Bay ensuite upgrades

Barrhaven grew from Mel Barr's 200-acre farm in the 1960s into a community of more than 100,000 people, and most of it was built after 1990. That build date is the biggest clue to what a bathroom renovation in your house will involve. This guide walks through each era, Bytown's fixed-quote price bands, the City of Ottawa permit check and the 1 to 3 day on-site window most tub and shower installs fit.

The short answer

Barrhaven is the newest of Ottawa's big suburbs, so a bathroom renovation here is usually an upgrade of a sound room rather than a rescue of a failing one. The exceptions are the 1960s and 1970s streets of Old Barrhaven and Heart's Desire, and the Poly-B years in between. Bytown's published bands are the same across Ottawa: $13,000 to $15,000 CAD for a tub-to-shower conversion or bathtub remodel, $2,400 to $5,700 CAD for a walk-in tub conversion, and from $20,000 CAD for a complete bathroom renovation, all written to the in-home scope.

  • Old Barrhaven and Heart's Desire homes from 1967 into the 1980s can still have their original bathrooms, which means a strip-out and often new supply lines.
  • Longfields, Knollsbrook and the older half of Davidson Heights were built through the Poly-B years, so the grey supply lines behind the tub wall get checked before anything is closed in.
  • Chapman Mills, Stonebridge and Half Moon Bay bathrooms are 2000 or newer and rarely hide anything; the job is replacing a builder-grade tub, surround or ensuite with something better, and it stays at the short end of the 1 to 3 day window.
  • Six in ten homes in Longfields and Davidson Heights are row or semi-detached, which puts the main bath on the second floor behind a shared wall. That changes how the crew works, not what it costs.
  • Ottawa-wide numbers and what each line of a quote covers are in Bytown's bathroom remodeling cost guide.

All figures are Canadian dollars and are planning ranges, not a written quote for your room.

What a Barrhaven bathroom renovation costs

Barrhaven was part of the City of Nepean until the 2001 amalgamation, and since then every permit, inspection and trade rate that applies to a Barrhaven bathroom is a City of Ottawa one. There is no suburb premium. What separates one Barrhaven quote from another is how much of the room has to come out. In a 1972 Old Barrhaven side-split, most of the band goes into demolition, new backing and new lines. In a 2012 Half Moon Bay two-storey, almost all of it goes into the new wall system, base, glass and vanity, because the framing and plumbing behind the builder's acrylic tub are already fine. The table shows Bytown's published Ottawa ranges; the complete-renovation figure is where that scope starts, not what it averages.

Two Barrhaven-specific notes on price. First, the townhouse main bath. Row and semi-detached homes make up 60 percent of the housing in Longfields and Davidson Heights and close to half of Barrhaven South, and their main bath is a second-floor 5 by 8 foot room with a standard 60-inch alcove. That footprint is the easiest conversion there is, and it sits inside the published band. Second, the 2000s ensuite. Chapman Mills, Stonebridge and Half Moon Bay singles usually came with a corner soaker tub beside a small stall. Turning that corner into one large walk-in shower is a custom footprint with a custom base and glass, so it is quoted to the drawing rather than assumed to sit at the bottom of the range.

Which era is your Barrhaven bathroom from?

Melville Barr bought about 200 acres near Fallowfield and Greenbank roads in the 1950s for a horse-racing track, the track never happened, and the farm became the first Barrhaven streets in the 1960s; Barrhaven Public School opened for the 1968-69 year. The Ontario Municipal Board capped the suburb's growth in 1978, the province overruled that in 1979, and the 1980s and early 1990s filled in Old Barrhaven, Knollsbrook and the first of Longfields. The real wave came after: Davidson Heights from 1993, Stonebridge from 2000, Chapman Mills through the 2000s and Half Moon Bay from 2007. By the 2021 census Barrhaven had passed 100,000 residents, most of them in homes under 30 years old. That is why the era of your street is the first thing a renovator wants to know.

Era and neighbourhoodsWhat is commonly foundWhat it means for your quote
1967 to the early 1980s: Old Barrhaven around Larkin, Jockvale and Fallowfield; the estate lots of Heart's DesireBungalows, side-splits and early two-storeys with original 5 by 8 baths, coloured tubs and tile, copper or early galvanized supply, wall systems at the end of their lifeExpect a strip-out to the studs and a like-new bathroom in the same footprint. The 60-inch alcove keeps a tub or shower conversion inside the published band; moving the drain is what changes it.
Late 1970s to mid-1990s: later Old Barrhaven, Knollsbrook, the first streets of Longfields, early Davidson HeightsGrey Poly-B supply lines in many homes, builder fibreglass tub surrounds, the first small ensuite stalls, a high share of row and semi-detached housesPoly-B is checked at the in-home visit so a replacement run is priced in writing before demolition. Second-floor townhouse baths add protection and carry-up work, not cost.
1993 to the mid-2000s: Longfields build-out, Davidson Heights and Crestway, Chapman Mills, the Monarch side of StonebridgePEX or copper in most, Poly-B only in the earliest streets, acrylic tubs, corner soakers and separate stalls in the singles, repeating tract footprints street after streetUsually finish-level. Same-footprint tub and shower work stays in band; a corner-tub-to-shower ensuite is drawn and quoted to its own footprint.
2007 onward: Half Moon Bay, Stonebridge west of Longfields, Old Barrhaven infill, the last Chapman Mills phasesPEX, drywall, one-piece acrylic tubs, framed-glass stalls, builder-grade finishes that look dated before anything failsThe room is sound; the work is selection and installation. These jobs sit at the short end of the 1 to 3 day window and rarely change after demolition.
Eras drawn from municipal and neighbourhood records. Every home is confirmed individually during the in-home visit.

The design gap between eras is wide. The 1970s rooms have almond and harvest-gold fixtures under 4-inch tile; the 1990s rooms have oak vanities, brass trim and beige fibreglass; the 2000s rooms have builder beige on builder beige. A tub-to-shower conversion with a solid-surface wall system, a low-threshold base and clear glass moves any of them to the light, clean look Barrhaven buyers now expect, and it is the single upgrade that changes the room the most for the money.

What the crew finds behind Barrhaven walls

Barrhaven's list of after-demolition surprises is short compared with the pre-war neighbourhoods inside the Greenbelt, and it tracks the eras above. Bytown writes the quote after the in-home visit and states how each of these is handled before a deposit changes hands, so the number you sign is the number you pay for the written scope.

Permits in Barrhaven: Nepean records, Ottawa rules

Barrhaven sat inside the City of Nepean until Nepean joined the City of Ottawa in 2001. Any permit pulled before that, for a 1980s ensuite addition or a 1990s basement bathroom for example, was a Nepean permit, and the record may or may not have made it into the current file. Today City of Ottawa Building Code Services decides what needs a permit for a Barrhaven address, and it decides on the specific plans, not on the neighbourhood. Same-footprint tub and shower replacement is the common case and rarely changes that conversation; moving plumbing or touching a shared wall in a townhouse is where you confirm first.

Proposed workSafe next stepWhy it matters in Barrhaven
Replace the tub, shower or fixtures in the same layoutConfirm the scope in writing; ask the City if there is any doubt. The most common Barrhaven job, from a 1970s alcove to a 2010s builder tub, and rarely a permit question.
Turn a corner tub and stall into one large shower with a new drain locationConfirm the City's permit and inspection requirements before scheduling. The typical 2000s ensuite conversion; moving the drain is what can change scope and approvals.
Alter a wall, including the party wall of a row or semi-detached homeConfirm structural, fire-separation and permit implications first.A shared wall is a fire separation between two homes, not a partition.
Add a bathroom in a finished basementConfirm permitting, drain and venting requirements before work starts.A new room follows a different approval path from a fixture refresh, whatever the age of the house.
Permit direction is scope-specific. The City of Ottawa is the final authority for Barrhaven projects.

Where a permit is required, read the City's current building-code fee schedule at the time you apply, because the fees and the application checklist are updated.

Days on site in a Barrhaven home

The install days are the last part of the schedule, not the whole of it. Before the crew arrives there is the in-home visit, the selections, the ordering and, if needed, the permit. In Barrhaven the era decides which of those stretches. An Old Barrhaven strip-out adds demolition and backing days on site. A Stonebridge corner-tub conversion adds lead time before the start for a custom base and glass. A Half Moon Bay tub swap with stocked product usually adds nothing at all.

ProjectTypical on-site durationWhat can add time in a Barrhaven home
Tub-to-shower conversion1 to 3 days for most installsPoly-B replacement, a custom base for a corner-tub footprint, special-order glass.
Bathtub remodel or replacement1 to 3 days for most installsStrip-out and new backing in a 1960s or 1970s original; carry-up through a townhouse stairwell.
Complete bathroom renovationAbout 1 to 1.5 weeks; up to 2 weeks for larger scopeFinal selections, permits where required, trade sequencing and inspections.
On-site duration is a planning guide, not a promise for an unseen room.

If your selections are stocked, the start date is close. Custom bases, special-order glass and permit reviews move the start date; they do not stretch the on-site window once the crew is in the room.

Reading a Barrhaven quote

Put two quotes side by side and ignore the totals for a minute. Look for five things in writing: what is being removed, whether the drain stays where it is, what happens if Poly-B is found behind the wall, whether new wall backing is included in an older home, and who is responsible for the permit question with the City. A quote that is silent on any of those is not cheaper, it is just incomplete. Bytown's contractor checklist lists every question to ask, and the Ottawa cost guide shows what a properly itemized quote looks like line by line.

Hold us to the same test

Every Bytown quote in Barrhaven follows an in-home visit and is fixed in writing, with the concealed-condition items above spelled out before a start date is booked. Tub, shower, walk-in tub and complete bathroom scopes are all quoted the same way.

Work Bytown turns down, and why

Two things Bytown does not sell: bathtub refinishing and acrylic tub liners. Both are cosmetic, both are short-term, and in a 1970s Old Barrhaven bath they leave the original wall system and supply lines untouched behind a fresh surface. If a coating is the right call for your budget, another provider is the honest route, and the reglazing versus replacement guide sets out what each option fixes and for how long. A dripping cartridge, a loose tile or a resealed tub edge is a repair, and a plumber or handyman will do it for a fraction of a renovation.

Bytown's crew covers the whole of Barrhaven on both sides of the Jock River: Old Barrhaven, Knollsbrook, Longfields, Davidson Heights and Crestway, Chapman Mills, Barrhaven on the Green, Stonebridge, Heart's Desire, Half Moon Bay, Rideau Crest and Strandherd. Because every one of those streets is inside the City of Ottawa, the pricing, permit and timeline guidance on this page applies across all of them.

Across Prince of Wales Drive, Manotick has its own page for village and estate homes. To the north, Nepean covers the 1950s and 1960s bungalow belt inside the Greenbelt, and Kanata covers the west end's four building waves. Bathroom renovations Barrhaven: questions homeowners ask

How much does a bathroom renovation cost in Barrhaven?

The same as elsewhere in Ottawa. Bytown's published bands are $13,000 to $15,000 CAD for a tub-to-shower conversion or bathtub remodel, $2,400 to $5,700 CAD for a walk-in tub conversion, and from $20,000 CAD for a complete bathroom renovation, with the final figure written after the in-home visit. What shifts a Barrhaven quote inside those bands is the era of the house, not the postal code.

Do Longfields or Old Barrhaven homes have Poly-B piping?

Some do. Poly-B was installed in Ottawa homes from the late 1970s to the mid-1990s, which takes in Knollsbrook, the first Longfields streets, early Davidson Heights and the later phases of Old Barrhaven. Bytown checks the supply lines at the in-home visit and, if Poly-B is behind the tub wall, prices the replacement run into the written quote before any demolition.

Can you renovate a second-floor townhouse bathroom in Barrhaven?

Yes, and it is one of the most common Barrhaven jobs. Row and semi-detached homes are 60 percent of Longfields and Davidson Heights, and their main bath is a standard 5 by 8 foot room with a 60-inch alcove. The crew protects the stairs and hallway, carries the old fixtures down and the new ones up, and keeps all plumbing work off the shared wall unless the written scope says otherwise. The footprint keeps the job inside the published band.

Is it worth replacing a builder-grade tub in a Stonebridge or Half Moon Bay home?

Usually, if the room is going to be yours for a while. Homes built from 2000 onward have sound framing and PEX or copper behind the wall, so nothing is being rescued; the money goes into the wall system, base, glass and fixtures you actually see and use. A tub-to-shower conversion in a 2000s main bath sits at the short end of the 1 to 3 day window and rarely changes after demolition.

Do I need a permit for a bathroom renovation in Barrhaven?

It depends on the scope. Barrhaven was part of the City of Nepean until 2001 and is inside the City of Ottawa now, so City of Ottawa Building Code Services decides. Replacing a tub or shower in the same layout is the usual case and rarely needs one. Moving a drain, altering a wall, including a townhouse party wall, or adding a basement bathroom should be confirmed with the City before work starts.

How long does a bathroom renovation take in Barrhaven?

Most tub-to-shower conversions and bathtub remodels are installed in 1 to 3 days on site. A complete bathroom renovation is planned for about 1 to 1.5 weeks, with larger scopes reaching 2 weeks. A 1970s Old Barrhaven strip-out sits at the longer end of those windows; a 2010s Half Moon Bay tub swap sits at the short end.
